Terms of service

These terms govern your use of PropertyDealSource, operated by PropertyDealSource Ltd, a company registered in England and Wales.

What this service is

PropertyDealSource is an analytics and research platform. It gathers publicly available property data, applies models to it, and presents the results. It tells you what the numbers look like under stated assumptions.

What this service is not

Nothing on this platform is advice. We are not authorised to give financial, investment, mortgage, tax or legal advice, and nothing produced by the platform should be treated as any of those things. Outputs are modelled estimates based on assumptions we publish alongside every figure. They are not valuations, not forecasts, and not a recommendation to buy, sell, hold or finance anything.

Before acting on anything you see here, take advice from someone qualified and regulated to give it: a solicitor, an accountant, a RICS surveyor, an FCA-authorised mortgage or investment adviser, as appropriate to the decision.

Your capital is at risk

Property values can fall as well as rise. Rental income is not guaranteed. Tenants default, buildings need work, interest rates move, and legislation changes. You may get back less than you invested, and you may lose the whole of it. Past performance of any area, strategy or asset class tells you nothing reliable about its future.

Accuracy of data

We take reasonable care with the data we ingest, but we do not warrant that it is complete, current or free from error. Third-party sources — portals, registries, energy certificates, planning records, auction catalogues — are reproduced as published, with the date we retrieved them. Verify anything material before relying on it.

Your account

• You are responsible for keeping your credentials secure.
• You may not share an account between people.
• You may not scrape, resell, or systematically extract the platform’s outputs, nor use them to train a competing model.
• Automated access outside the documented API, or any attempt to circumvent rate limits or tier restrictions, will end the account.

Subscriptions and fees

Subscriptions renew automatically until cancelled. You can cancel at any time and keep access until the end of the period you have paid for. Per-deal fees are charged as incurred and are stated before you commit to them.

Liability

We do not exclude liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded. Subject to that, our total liability to you is limited to the fees you paid us in the twelve months before the claim arose, and we are not liable for lost profit, lost opportunity or losses on any property transaction.

Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
